If your intention is to pursue an academic career in Milan as an off-premises student, sooner or later you will find yourself having to deal with student rental contracts.
In this article we will talk about the student contracts in Milan, their characteristics, their terms and conditions and which accommodation solutions you should consider before signing the contract.
If you are an off-site student in Milan, you can count on a specific rental contract, which is among those with agreed rent introduced by law 431/98.
In particular, we cite Article 5 which refers to the possibility of concluding leasing contracts for university students, on the basis of the standard contracts defined by the agreements published in the Official Journal in 2017.
The characteristics of the transitional contract for the off-site student are:
Property owners offer students ad hoc transitional contracts, that is, free contracts of 4 + 4 years or single bed rental contracts.
In these cases the off-site student is entitled to a deduction both for the agreed contracts and for hospitality contracts.
Tax deductions are also payable in the case of acts of assignment and enjoyment or lease signed with entities supporting the right to study, university campuses and residences.
However, the contract for off-site students may be awarded only if they are resident in another municipality than the University.
The tenant in case of important reasons can terminate the contract with a notice period of three months, with formal communication to the owner by means of a registered letter.
The early termination must be registered with the Revenue Agency in order to avoid penalties and investigations, and the owner returns to the tenant the advance payment of guarantee or the deposit.
The extension of the contract must be communicated within 30 days of expiry with Model RLI without sending registered letter to the tenants.
If the study requirement remains at the end of the term, it is possible to conclude a new contract with a duration varying from 6 to 36 months with an equal automatic renewal period.
